Preparing Your Home

Please thoroughly clean and de-cluster your home prior to the appointment by following our staging guidelines. Consider hiring a professional to help with the process.

  • Place flowers, bowls of fruits, candles, or any other tasteful decorations to add to the scene
  • Hide or remove any visible wiring or cables
  • Remove or replace any art that is too “taste-specific”
  • Remove most, if not all personal photographs (especially large portraits over fireplaces or in the main living areas; optional to replace those with neutral art.)
  • Clean windows, doors, mirrors and other reflective surfaces
  • Open curtains or any window coverings (unless they are concealing a less than desirable view)
  • Clean and remove personal items from the fridge door (pictures, kids art, magnets, etc.), and the top of the fridge 
  • Keep floor coverings to the essentials
  • Remove any table coverings (optional/personal decision to set dining table with your best setting)
  • Clear Kitchen countertops. Leave a maximum of two appliance per countertop area.
  • Clear the bathroom counter-tops of any toiletries (optional to leave only a few decorative items)
  • Stow away any garbage bins
  • Stow away any valuables and medications 
  • Remove towels from racks (optional to leave out your best towels)
  • Empty the shower of any toiletries
  • Replace toilet paper with fresh roll
  • Clean out fire place
  • Replace any burned out bulbs.
  • Consider replacing fluorescent bulbs with newer generation, white-light, daylight bulbs.
  • Make sure all lamps and lights are in working condition.
  • Turn on all lights and turn off all fans
  • Mow lawn and clear driveway
  • Remove trash cans, gardening tools, etc. from sight
  • Stow children’s and pet’s toys
  • Coil hoses
  • Remove covers for tubs, pools, bbq, patio furniture
  • Clean hot tubs and pool
  • Open patio umbrella
  • Optional to have colourful flowers and potted plants

Terms and Conditions

Scheduling appointment

We will contact you upon receiving your request for a quote. If you contact us between MON-SAT 10AM to 7PM, we will respond within 1 hour.

Messages at all other hours will receive a response within 12 hours. Photoshoot appointments can then be booked through email or phone.

Our regular hours for photoshoots are MON-SUN 10AM-7PM, there are NO extra charges for weekend appointments. The shoot of twilight/night photo sets can take up to 10PM. Special accommodations can be made for early morning twilights for $50 extra.

Appointments are booked based on our availability and a 'first come first serve' basis. However, We will try to accommodate your schedule to the best of our ability. We are not responsible for any late booking of appointments due to delayed responses to our email or phone calls. 

Before the appointment

Our photography services will take between 30 minutes and up to 3hours to complete, depending on the size of the property and the package ordered. If you prefer to be present during photoshoot, please plan any arrangements accordingly.

In the event of any delays of our photographer's arrival due to traffic or any unforeseeable circumstances, we will provide you a timely notice.

If any unforeseeable occurrences results in our inability to keep the appointment, and consequently result in a cancellation, we will provide a full refund for payments made. 

During the appointment

Please thoroughly prepare your property before the appointment by following our staging guidelines. If at the time of the appointment the property is ill prepared, the on-site photographer will advise the client to reschedule. However, the final decision to proceed or to cancel is to be made by the client. If the client is dissatisfied with the photos as a result of the ill prepared state of the property and would like a reshoot, another appointment will be required and all fees will apply.

Please note that it is not the responsibility of the on-site photographer, nor are they allowed, to rearrange the setup or move any furniture. However, with the permission of the client, the on-site photographer may choose to do some rearrangements. We are not liable for any damages that have occurred during the staging process.

Please arrive on time for the appointment. If our photographer arrives at the appointment for more than 20 minutes and cannot provide service during this time (due to the inability to access the property - unable to open lockbox or absence of the homeowner/agent), it will be the discretion of the on-site photographer to continue to wait or cancel the appointment. In the event of cancellation, you will be charged a 30% cancellation fee.

Rescheduling and cancellation

If your appointment is between MON-SAT 1PM-7PM, please contact us prior to 9AM on the day of the appointment if you need to cancel or reschedule the appointment.

For appointments at all other hours, please contact us through e-mail and provide a minimum of 12 hours notice prior to the appointment. Otherwise, a 30% additional reschedule/cancellation fee penalty will be incur.

Payment information

Advance payments are not required. All fees must be paid in full before we can release the final photos.

In the event the photographs does not fully meet our standards of quality, we will provide a full refund.

*Deposit ONLY for all regions and counties outside of Toronto, Peel, York, Durham, Halton, Hamilton-Wentworth, Niagara, Brant, Simcoe, Dufferin, Grey, Wellington, Muskoka, Peterborough, Northumberland – we require a 25% deposit at the time of order.

Credit cards - any credit card bearing a VISA, MASTERCARD, AMEX, or DISCOVER log
Cash - must be submitted in person to the on-site photographer at the time of the appointment
